Asking prices rose 1.0% this month to £371,015, according to Rightmove's latest House Price Index, but they're still 0.1% lower than a year ago. In the North West, new sellers' asking prices dipped 0.6% this month. Rightmove also says the average two-year fixed mortgage rate has risen to 5.55%, from 5.29% last month, so many buyers are watching their budgets closely.
Price cuts are at a 15-year high too. The BBC reports that sellers cut asking prices on more than 3,000 homes a day in September, the most of any month in 15 years, with the average cut nearly 7%. Getting the price right from day one really matters.
